We very much want you to enjoy your time at Bridge Cottage. As part of the booking process, please ensure you read and fully understand these booking terms and conditions below.  Apologies if they sound a little formal but they're a necessary precaution. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

 

Bookings are subject to the following terms and conditions.

 

- Your booking will not be canceled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
 

- Tenancies commence at 4PM on the first day of your reservation and guests are required to vacate the rental by 10AM on the day of departure. This allows time for the cottage to be thoroughly cleaned and prepared for incoming guests.

- Access to the cottage is via a set of keys left in a combination-protected lockbox.  After your booking is confirmed we will let you know the combination.


- Bridge Cottage is set over three floors, and there are a series of stone steps leading from the bridlepath to the front door. With this in mind, the property may not be suitable for the elderly, the disabled, and those with small children.

- The property is situated on the Plymouth Road, which can get busy at times.

 

- Please, no parties or events - the maximum number of persons using the accommodation at any time must not exceed 4 persons. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

 

- Bookings cannot be accepted from persons under eighteen years of age.

 

- The owner reserves the right to refuse a booking without giving any reason.

 

- We or our representatives reserve the right to enter the cottage at any time to undertake essential maintenance or for inspection purposes.

- Please park your vehicles near the top of the public bridlepath, ensuring cars don't block access to our neighbours' property. Parking is limited to two vehicles and is at the owner's risk.  

 

- No pets, vaping or smoking anywhere inside the premises. This must be strictly adhered to as any damage or extra cleaning caused by pets or smoking will be at the client's expense.

- Damages and breakages - as a Grade II listed building, Bridge Cottage is an important part of local and national history, so please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage.

 

- Please do not move any furniture from one room to another.

 

- Please remove shoes before entering the house.

 

- Please lock the doors and close the windows when you leave the property unoccupied.

 

- Please make sure you switch off lights, heating, and any electrical appliances when you go out.

 

- Please don’t take any bath towels with you to the beach.

- As a nineteenth-century building, Bridge Cottage can feel chilly at times and, due to the cottage's listed status, we are unable to install central heating. However, the lounge and two bedrooms are heated by oil-filled radiators that are set to come on in the morning and in the evening. Please only override these settings in exceptional circumstances.  

 

- There is also a log-burning stove in the lounge for your use. The stove should only be lit by an adult - please take care when using it. You are welcome to burn any logs from those provided but please replace any you use. Please don't burn anything other than correctly-dried logs.

- In order to comply with Fire Regulations, the cottage is equipped with fire extinguishers on each floor and a fire blanket in the kitchen.  Please familiarise yourselves with their locations, and read all instructions.

- the River Avon runs parallel to the cottage. Please exercise due care and caution around the water, the cottage’s fences and boundaries, particularly if you bring young children.

- Bridge Cottage owns the fishing rights to fish from the property alongside the river. Any anglers must make sure they have their own requisite fishing license(s), must respect the close fishing seasons, and exercise care if fishing from within the Bridge Cottage boundaries.  

 

- The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
 

- Please return the building's keys to the lockbox when you leave and ensure the box is properly locked. 

 

- The client may in no circumstance re-let or sublet the cottage, even free of charge.

 

- The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building and grounds.

 

- No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.

 

- The owners are not responsible for the loss of any personal belongings or valuables of the guest.

 

- All inventory must remain in the cottage and not be taken to another property.

 

- Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

 

- Even though the cottage is in a rural setting it's important to respect the community and try to keep noise levels to a minimum, especially between 11PM and 8AM.

- Mobile phone reception - the cottage's thick walls prevent mobile phone signals. However, phones with internet call capabilities function via the cottage's wi-fi. The cottage doesn't have a landline.

 

- Barbecue - please use the designated barbecue utensils and clean the barbecue after use.

 

- Candles and naked flames are not allowed inside the house.

- Bins and bin collections - South Hams District Council operates a thorough recycling service, and different types of waste need to be deposited in the bins provided, otherwise the waste will not be collected.

 

- Check-out - check-out is by 10 AM on the final day of booking.  Before leaving please ensure bins are emptied into the correct receptacles, close and lock windows and doors, strip beds of bedding and leave in the plastic bags provided, and clean any dirty dishes.

 

- Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

- We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort, or health of others.

 

- We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

 

- Bridge Cottage is our home and we stay in London when guests are using the property. We really hope guests enjoy the facilities and treat the cottage with the same respect that they would with their own house.
